Section 8 rental question to voucher holders

Hi, I am a real estate investor and I only rent to voucher holders. My tenants so far have been amazing. I don’t agree that voucher holders are bad ppl at all. One of my tenants is 10x cleaner than me lol.

Anyways, there’s this beautiful house I want to buy. Needs some work but once I’m done with it will be beautiful. Large backyard, will have 5 bedrooms and 2 bathrooms. The only thing is that is it’s directly across from project building.

As a potential tenant with children - would you feel comfortable living across from that if the neighborhood overall is generally nice? Next to a metro station, community pool and close to a highway to get to downtown. I drove by on July 4th at night and the street was VERY quiet. Also, I actually never really seen any ppl entering or leaving the buildings.. it’s a little weird.

Section tenant only pays 30% of their income towards rent. So the voucher will cover the difference between the rent you charge and what the tenant can pay.

people that get vouchers do not like to lose their vouchers so i am pretty sure you know there will be no problems getting a tenant in there with a voucher.

I would not have a problem with it.

If you bring the housing, Section 8 voucher holders will come. Good housing and good landlords are scarce. Please go for it!

I’m a housing attorney who represents many clients with HCVs. In my area, there is a dearth of landlords willing to accept vouchers. Sometimes my clients are at risk of losing their vouchers simply because they cannot find available housing. My clients are often desperate to find any landlord willing to accept their voucher, especially one offering a nice quality rental home close to amenities.

I also represent clients who live in project-based housing. They don’t all fit the stereotype of crime-ridden deadbeats. Many are hard-working people trapped in unfortunate circumstances who are simply trying to better their lives.
