The catch is they have a certain number of units that are set aside to accept vouchers. The remainder are set aside for people who don't have a voucher.

If people are in a program thst may get help. Some people are adept at getting into programs Technically people may be able to get help from various programs for the deposit. In addition some buildings do allow people to pay in installments

As for electricity. Most utility companies offer income based assistance. The threshold for that varies Thereafter some section 8 programs offer a utility allowance

All of these things vary by county /state

At this time where I live most of the extremely low income units are reserved for people in certain programs Thereafter the income goes by the percentage of Averafe incomes. That can go up.to 80% of the average income

Even those programs offer housing by a lottery system

However people can get on waiting lists in various buildings

You should be able to move with zero income as long as the rental is under their payment standards. There's usually a minimum rent of $50 but that would just come off of your Utility Reimbursement check.

Just wanted to wish you good luck. If it's meant for you, it will be...sometimes we get disappointed but something better is on the horizon!. It is very stressful, l was in same boat. A bit of advice, DON'T STRESS N WORRY because you're not the only person in your situation! In NYC , HRA or public assistance basically has to pay for stuff we can't! Like they give us $91 every 2 weeks! Almost impossible to even buy incidentals, so how could we POSSIBLY pay electric bills etc.? Ask some savvy people, they will tell you. I commend you though and if you're able , DO use this opportunity to go to school or something. Wishing you the best!

You will not be eligible for the LITC UNIT if you are on Section 8. it’s already a subsidized unit so it’s considered double dipping. If you want to move into that building then advise them you have a voucher and see if they participate in that. They will put you in an open market unit (the rent will be more) but if you’re unemployed then your rent will likely all be covered. You might need to find help with utilities though. Advise them of your voucher status beforehand as that will likely impact the income and unit etc. good luck!

Not true. I live in a LIHTC apartment and I'm on Section 8.

I used to live in another subsidized apartment that accepted Section 8 vouchers. While I was on the waiting list for Section 8, I was receiving subsidy through the apartment complex and once my name came up for Section 8, the subsidy switched to Section 8.

You can live in a LITC property with a voucher. You cannot receive the LITC subsidized rent that is offered based on low incomes. That is for people who are not receiving other subsidies. I’m not confused. If you live in LITC property with a voucher you will count as one of the open market rents.

Guys please can one of you that knows advise me. In NYC w very low income and HCV. Was offered a beautiful apt, the "catch" was l w have to sign over my HCV to a PBV . I am reluctant bec it seems like l w be giving up a lot. I can't get good advice . Should l or should l not?

I wouldn’t. I have a mainstream HCV. I just ported it from Colorado to Connecticut ti be near my whole family. I couldn’t have done that if I had given it up (like I almost did 2 years ago when I was tempted to give it up to be in a project based voucher apt. complex in Colorado that I thought looked nice and new. But I didn’t. And I’m glad I didn’t because I never could have ported it 2000 miles across country or even to a different apartment across town! Things change in life. Your HCV is your Golden Ticket to move if things in your life change. I’d keep looking and use your voucher in an apartment that will accept it.

Don't do it. With PBV, the assistance stays there. If you don't like it there and decide you want to move, you're stuck because the low rent stays with the unit. You can't take it with you.

You can take your HCV anywhere in the U.S., and it can also be a path to home ownership.

Dont do it. If you move out of that apartment you wont have a voucher to take with you anymore.

So curious what happens if someone has PBV and has to move somewhere else for emergency reasons they can’t move ? Would they have to reapply again all over to go to another unit ?

This is how it is in my complex. Im a voucher holder so I got to rent one of the market rent units. LITC units are available too, people do the application for those in the office.

My complex has market rent, 70% and 50%, and also takes vouchers, but the voucherholders have to have a decent income because the rent is about $50 more than the voucher amount so only people with enough income to use the 40% rule can qualify.
