Landlords, what's your plan now that this bill has passed?

Because of this new bill section 8 is being cut so if the federal government says no more than those on section 8 do have to leave. It’s sad how this going down because there are lots of people who do need and very few that don’t. I am noticing where I live there are lots of apartments suddenly becoming available I didn’t know why at first but now I know. So a lot of these complexes now have to lower the rent due to the fact the government is no longer flipping the bill. It’s sad but true. I pray for anyone who gets kicked out of their home due to this new bill.

There aren’t any cuts to Section 8 in the bill. Trump’s budget proposal recommends cutting it, but it’s not law yet

So I’m confused because I am hearing and seeing conflicting information. Who has a source where it specifically says funding will be cut by 40%?

What happens to people who can’t make up the difference if their state chooses not to cover that?

The President’s budget proposal cut funding by 40%, but that’s just a suggestion. Congress is not expected to follow it, but we won’t know until they release their FY26 budget. They did give additional funding in FY25, so that’s a good sign.

The OBBB was specifically about cuts to Medicare, SNAP and other services to help fund tax cuts. Housing assistance was not mentioned at all in it.

Actually without officially cutting it there are all sorts of actions that will limit it. Many lists are anticipating this and some are shutting down their lists, application processing, etc until further notice

Section 8 isn’t going to be cut but people will lose their benefits if they’re able-bodied and don’t work. However the cuts you’re hearing about could very well be in HUD as there’s going to be a reduction in its workforce and landlords will be taking on a lot more responsibility in managing their section 8 properties.

Property Manager here. You cannot evict Section 8 tenants because your contract is not with the tenant, it's with the state. You can wait until the lease runs out and not renew the contract.

How do you think the bill changes things? Nothing was in that bill about Section 8 or any government assistance for housing.

I understand it's hypothetical. It wouldn't be feasible for landlords, especially those with multiple properties, to take a 40% hit. It would possibly be better for them to to charge market rate and get renters who can pay.

Market rate? They are charging market rates, do you think that section 8 means landlords aren't getting paid full market rate?

There’s a HUD budget cut which would effectively end the program. HUD will not have the money to fund it.

Full rate? Landlords get full payments, between the tenants share, HUD pays the difference so they're not looking at replacing sec 8 tenants with full rate, it's the same! If anything? HUD increased what they would pay for a 4 bedroom home and that has def increased the rents for all since COVID!

A buddy of mine plans to evict everyone and find replacement tenants. He owns thousands of homes, apartments, and condo up in Antioch CA area. A ridiculous amount of property and a lot are section 8.

Lots of misinformation above.... Esp anything relative to sec 8 changes part of that godawful bill. It was Not. Biggest change being discussed is sending program to each state for them to give "block" of help for rent... Taking it out of federal HUD. Plus a time limit..3 yrs..to be on program for able bodied ppl ...Elders disabled not included. Nothing decided or voted on for any changes all in discussion.
